  1. Q: What is a manufactured home?  
  A: A manufactured home (also known as a factory-built home) is a home constructed in a factory, transported to a site, then installed. These homes are built in a controlled environment, under a federal building code administered by the U.S. Department of Housing and Urban Development (HUD). It is becoming increasingly difficult to determine the difference from a manufactured home and a site-built home. They often feature the same appearances, such as roofs having the same height and pitch, exterior treatments, and add-ons. Due to sophisticated production processes, manufactured homes offer the best in efficiency, affordability, and innovative design options.

  2. Q: Should I buy a manufactured home off the internet?  
  a: Everyone knows the internet has become the wave of the future. You can purchase anything from small kitchen appliances to a Disneyland vacation online. The internet is indeed a great place to gather information for large or small purchases. However, there are now internet retailers that advertise huge discounts when buying a manufactured home online. Many of these dealers do not provide delivery or set up for the homes they sell. Instead, you are given a list of contractors that you must get bids from and schedule all the necessary work. The customers also need to coordinate the site preparation from a housed pad to a septic system, all the building permit applications, PG&E applications, county inspections, etc.

When you purchase from Executive Homes, we provide bids for your approval and schedule all the necessary site work, building permits, financing, etc. We include the transportation and set up costs in our pricing. We have our own service contractors that work only for Executive Homes and will take care of all your service needs. You are not dealing with a sales staff that lives out of state. We are a local company and we work with local people. We feel if you compare our full service prices to the internet pricing, we will be the same or lower. You will have the "Peace of Mind" that you are purchasing your home from a local dealer, since 1983.

  3. Q: Do manufactured homes pass any sort of inspection or are they held up to any standard?  
  a: Unlike site-built homes, all manufactured homes are built to the U.S. Department of Housing and Urban Development (HUD) Code, with each home going through a rigorous inspection process before being certified and sold. This Code regulates home design, construction, strength, durability, fire resistance, and energy efficiency. It also sets standards for heating, plumbing, air-conditioning, thermal, and electrical systems. Inspectors, known as PIA's (Primary Inspection Agencies), actually monitor construction of the homes as they are built in the factories.

  4. Q: What kind of warranty protects my home?  
  a: Fleetwood & Karsten homes come with warranty. The warranty covers all manufacturing defects in materials and workmanship, under normal use of the home. This reinforces the comfort, security, and peace of mind you will feel when purchasing a Fleetwood or Karsten home. Simply ask us for a copy of the warranty to review before you purchase your home.

  5. Q: Will I need to arrange for site improvement if my home is going to be located on a private lot?  
  a: We will work with you to ensure that your lot is ready. You may be able to do the work yourself, but we have contractors we use who are experts in the precision necessary in placing a manufactured home.

  6. Q: Do I have many options in floor plans, size and price?  
  a: You can get just about anything you want in a manufactred home. Executive Homes has over 100 floorplans of manufactured homes, with multiple options for many of them. The size can vary from approximately 550 to 2,670 square feet, with varying floorplans that can include living rooms, dining rooms, family rooms, fully-equipped kitchens, full covered porches, utility rooms, luxurious master baths, and one to five bedrooms.

  7. q: What sources are available for financing manufactured homes and will you help me to obtain it?  
  a: Financing is available through commercial finance companies, banks, credit unions and savings and loan associations. Executive Homes can help you to prepare and submit a credit application. We have a dedicated staff to help you with this aspect of your home purchase.

  8. q: Where can I place a manufactured home?  
  A: There are two basic options: (1) You can place your home on land you own, intend to buy, or possibly a relative's property. If you choose this option, be sure to check zoning laws, restrictive covenants, and hook-up regulations. (2) You can place your manufactured home on a leased home site in a manufactured housing development.

  9. q: What interior options, features and extras are available?  
  A: The many options you can usually select include cabinet and window designs, wall coverings, wood-burning fireplaces, appliance packages, floor coverings, sky lights, bay windows, custom cabinets, refrigerator, range, microwave ovens, garbage disposals, washer/dryer, and more. All of the optional features available to you will depend on the particular model of home you choose.

  10. q: Do I have to order a home or can I buy one that is already built?  
  a: This is your choice. We do keep an inventory of homes and we can special order a home, as well.

What happens when the home arrives?

 
  A: We will have it delivered by truck and our professional installation team will assemble it, block it, anchor it, and set it up on the lot. If it is a multi-section home, the sections will be joined at the site. We will complete the tape and texture, "close up", and install the flooring. Our service team will detail your home inside and out, making sure it is clean and ready for your move in!

  12. q: Can I get a porch, garage or access ramp?  
  A: Manufactured homes do not automatically come with these features.These items can be added to the home and financing packages you choose.

  13. q: Do all manufactured homes look alike?  
  a: Definitely not. Manufactured homes are available with several exterior options such as lap siding, rock accents and hardi shake accents. You may select design features such as bay windows, dormers, recessed entries or steeper roof pitches. You can also add awnings, decks or garages to give your home a custom look.
